TERMS & CONDITIONS
The cottage will be available and the period of hire starts at 4pm on the day of arrival and ends at 10am on the day of departure. The hire period is from Saturday to Saturday unless otherwise agreed. If you do not vacate the property on the agreed day at the agreed time additional charges will apply.
Telephone or e-mail bookings will be held on a provisional basis for 7 days, after which they will be cancelled unless secured by a deposit.
A deposit of 30% of the rental charge is required to secure a booking.
The balance of the rental is to be paid no less than 4 weeks before your arrival date. If your booking is made less than 4 weeks in advance, full payment must be paid at the time of booking.
If you cancel your holiday within 8 weeks of your arrival date, your deposit and any other amount paid will not be refunded unless the property is rebooked. If you cancel your holiday more than 8 weeks from your arrival date a full refund will be made, subject to deduction of a £25 administration fee.
If the property cannot be made available for the period booked due to matters outside the owner’s control, and the booking is cancelled, the entire hire charge will be refunded and the hirer will have no further claim against the owner.
No more than 5 people plus baby are to occupy the property.
Pets only at the strict discretion of the owner and with the owner’s prior written permission. An additional cost of £30 is payable.

Guests are asked to respect all furniture, fittings and equipment and to report promptly any breakage or damage, so that it may be repaired or replaced as soon as possible. Any damage to the property or contents during your stay will require appropriate compensation which may result in a deduction from the damage deposit fee.
If the owner is unable to let the property due to your activities you will be responsible for loss of income to the owner.
The owner reserves the right to enter the property to carry out an inspection or repairs.
The owners have no responsibility for any death, personal injury or damage or loss of personal property.
